Public owners cannot shut down while the work happens. A school still has students, a city hall still has a service counter, an airport terminal still has pilots checking in. That is the constraint we build around.

We work in buildings that stay open

We rehabilitated the Fixed Base Operator terminal at Atlanta Regional Airport, Falcon Field, for the Peachtree City Airport Authority without closing it. The floor plan changed around the people using the building: walls out, walls in, five new windows cut into the masonry envelope, and the pilot control desk relocated and rebuilt, all with the facility operating. At the Roosevelt Warm Springs campus we have done it again, carrying mechanical, plumbing and interior renovation work while the campus stayed in service. That is the harder version of the job, and it is the one a public owner has to live through.

Sealed public bids, priced to be read out loud

The Falcon Field work was won on a sealed public bid, opened and read publicly with the totals posted by the Authority. We price to be compared in the open, because that is how public work is bought.

Scope written so the change orders stay small

We name the exclusions and the allowances in the scope before the job starts, so the questions get answered on paper instead of in the field. The Falcon Field rehabilitation closed with two change orders.

What we have actually built for public owners

An airport authority terminal, a state rehabilitation campus, public river access and trail work on the Chattahoochee RiverLands for a national land trust, and county park concession and restroom buildings. Georgia public work, bid and delivered.
